Portfolio management information

Maintenance of existing buildings should always go hand in hand with strategic planning. So money is not spent in the wrong place. It is therefore important to compare the identified maintenance needs also with the requirements of the portfolio development. Only then does it become clear where which measures are to be carried out. For this reason, a holistic portfolio management ultimately makes sense for all types of real estate portfolios.

The objective assessment of the corporate assets of companies represents for the facility management an objective basis for the economic distribution of the available funds. While a clustering of public-sector properties, for example according to their energy efficiency, also enables prioritization of measures such as an energety-efficient renovation. For the housing industry, on the other hand, it may be helpful to analyse the future viability of existing buildings. With this knowledge, it can then be decided where modernization measures should be implemented in order to maintain the competitiveness of the residential buildings in the long term. Depending on the selection of the analysed criteria, various challenges can thus be successfully solved with the help of a portfolio analysis.

Holistic portfolio management

The portfolio management in AiBATROS® enables such a flexible evaluation of the portfolio. The properties can be analysed from different perspectives using freely configurable portfolio models. From the technical quality of the property to economic efficiency and sustainability.

A distinction is made between two types of models. Strategy models consist of a maximum of three perspectives. In this case, the system prepares the results graphically by assigning the objects to the quadrants of a matrix. Each of these quadrants stands for a norm strategy. From which the corresponding property and maintenance strategy can then also be derived. Scoring models, on the other hand, can include any number of perspectives. Their results are presented in the form of a tabular ranking of the objects. On this basis, appropriate measures can then be planned and the strategic goals for the portfolio also implemented in practice.
