The basic principle of quantity surveys in the EPIQR process is based on statistical projection. Thus also only very little data needs to be input for each building in the software for real estate evaluation. Based on the entered main values, the system calculates proposed secondary values for the specific quantities.
This works reliably on the basis of statistical relationships. Because the majority of the surfaces of a building correlate with other sizes. Investigations during the development of the process showed, for example, that the area of pitched roofs also can be extrapolated from the building’s floor area. This is due to the fact that in multiparty residential buildings an average 30-degree roof pitch with corresponding overhangs on eaves and also verge can be found.
